Local Builders Learn from National Builders

In the months to follow many of the national builders that created a major presence in Loveland, Colorado have been leaving the area.  The local custom builders are not sorry to see them go.  The advantage the major builders offered was they could build larger square footages in part to their buying volume.  The local builders could give quality and customization to the buyer.

When the major home builders started to take their crews elsewhere they created a vacuum on the prices to help them reduce inventory.  Many smaller and some larger local builders could not weather the storm and had to either relocate or simply find a new line of work.  The ones that lasted the storm took lessons from the major builders. 

Builders didn’t have to change their product just how they presented it.  Builders learned that they didn’t have to give them choices; they could just offer the customer all the upgrades up front. 

Major builders taught local builders what the new customer wants from the builder:

Everything included.  Appliances, professional landscaping, sprinkler systems, fencing, finished basements, three-car finished garages, built in barbecues, covered porches and air conditioning.  Local builders learned this concept and expanded on it.  Make the changes that are necessary to fit the need of the buyer.  If they wanted a home theater give it to them.  If they wanted to move they would do it.  They started to listing to the buyers.

Show them the floorplan.  Now, Builders are providing furnished model homes so the average buyer can see what they are purchasing.  This makes changes easier to implement.  Choices in colors and countertops are easier to see. 

Personalize it.  The process of building a new home has become much more personalized.  Builders will spend one-on-one time with the customers.  Find a builder who will work with you. 

Simplify financing.  As far as financing is concerned, local builders have learned to become allies with their lenders.  Because of their volume, then can get the best possible discounts for the loans that are originated for their homes.  Lenders have encouraging news regarding the interest rates for the months to come, making the purchase of a new home even more attractive. 

With most of the national builders moving on our local builders have a lot more to offer than in the past.  They have learned that they need to change with the consumer.
