June Sales for Northern Colorado Real Estate

For the month of June, 2007, here are the numbers for SINGLE FAMILY HOME and MULTI-FAMILY (Condo and Townhouse) sales in Fort Collins, Loveland, Windsor, Johnstown and Berthoud, Colorado:

In Fort Collins, Colorado, during this period there were 297 single family homes sold (as compared with 323 during the same period last year), down 8.05% from the same period last year; new median price $240,000 (almost unchanged from the same period last year, when the median price was $239,900). Thirty-seven (37) new homes were sold (median price $238,000), as compared with twenty-four (24) new homes sold (median price $347,950) in June last year, up 54.17% in number of new homes sold, but down 31.6% in median price.

Also, in Fort Collins, Colorado, 76 condos were sold (median price $145,000), as compared with 78 sold in June last year (median price $145,405), down 2.56% in the number of units, and down 0.28% in median price. Eight (8) new condos were sold (median price $176,000), as compared with sixteen (16) new condos (median price $191,794) sold in the same period last year, down 50% in number of new units sold, and down 8.23% in median price.

In Fort Collins, Colorado, in June, we had 4.23 sellers for every buyer of homes on the market priced under $250,000; 5.09 sellers for every buyer of homes priced from $250,000 to $350,000; 5.69 sellers for every buyer of homes priced from $350,000 to $450,000; 8.53 sellers for every buyer of homes priced from $450,000 to $600,000; and 15.22 sellers for every buyer of homes priced from $600,000 to $1,000,000. Only one home priced above $1,000,000 was sold, although 52 were available. [Only 18.74% of all available listings were sold.]

In Windsor, Colorado, during this period, 59 single family homes were sold, median price $262,000, as compared with 67 single family homes sold in June of last year, median price $306,000 (down 11.94% in number of homes sold, and down 14.38% in median price). Fifteen (15) new homes were sold, median price $450,000, as compared with 25 new homes sold in June of last year, median price $356,000 (down 40% in number of new homes sold, but up 26.4% in median price).

In Windsor, Colorado, in June, we had 3.11 sellers for every buyer of homes priced under $200,000; four (4) sellers for every buyer of homes priced from $200,000 to $225,000; 3.25 sellers for every buyer of homes priced from $225,000 to $250,000; 8.25 sellers for every buyer of homes priced from $250,000 to $300,000; seven (7) sellers for every buyer of homes priced from $300,000 to $350,000; 15.17 sellers for every buyer of homes priced from $350,000 to $450,000; 12.09 sellers for every buyer of homes priced from $450,000 to $600,000; and 38.67 sellers for every buyer of homes priced from $600,000 to $1,000,000. No home was sold for more than $830,000, although 36 were available. [Only 12.43% of all available listings were sold.]

In Johnstown, Colorado, during this period, twenty (20) single family homes were sold, median price $225,000 (as compared with 24 sold during the same period last year, median price $219,900); down 16.67% in number of homes sold, but up 2.32% in median price. Five (5) new homes were sold (median price $225,000), as compared with twelve (12) new homes sold (median price $210,865) in June last year, down 58.33% in number of new homes sold, but up 6.7% in median price.

Also, in Johnstown, Colorado, one condo was sold in June this year, as compared with two sold in June last year (median price $154,900).

In Johnstown, Colorado, in June, we had 7.81 sellers for every buyer of homes priced under $250,000; 11 sellers for every buyer of homes priced from $250,000 to $300,000; and 12.67 sellers for every buyer of homes priced above $300,000. [Only 11.22% of all available listings were sold.]

In Berthoud,Colorado, thirteen (13) single family homes were sold, median price $450,000, as compared with twenty-two (22) single family homes sold in June of last year, median price $267,500 (down 40.91% in number of homes sold but up 68.22% in median price). Four (4) new homes were sold (median price $430,000), as compared with one (1) new home (price $713,540) sold in June of last year (up 300% in number of new homes sold, but down 39.74% in median price).

In Loveland, Colorado, 145 single family homes were sold (as compared with 154 last year), down 5.84%; new median price $220,000 (down 2.65% from the same period last year, when the median price was $226,000). Twenty-four (24) new homes were sold (median price $329,453), as compared with 42 sold in June last year (median price $242,180), down 42.86% in number of new homes sold, but up 36.04% in median price.

Also in Loveland, Colorado ten (10) condos were sold, as compared with sixteen (16) sold in June last year (down 37.5%); new median price $144,500 (as compared with last year, when the median price was $159,900, down 9.63%.

In Loveland, Colorado in June, we had 6.75 sellers for every buyer of homes priced under $250,000; 7.08 sellers for every buyer of homes priced between $250,000 and $350,000; 10.08 sellers for every buyer of homes priced between $350,000 and $450,000; 25 sellers for every buyer of homes priced between $450,000 and $600,000; 16.75 sellers for every buyer of homes priced between $600,000 and $1,000,000; and 20.5 sellers for every buyer of homes priced above $1,000,000. [Only 12.43% of all available listings were sold.]

In Greeley, Colorado, 110 single family homes were sold, as compared with 157 sold in June last year, down 29.94%; new median price $153,000 (down 11.3% from last year, when the median price was $172,000). Eleven (11) new homes were sold, median price $300,000 (as compared with twenty-seven (27) new homes sold last June, median price $204,500); down 59.26% in number of new homes sold, but up 46.7% in median price.

In Boulder, Colorado 164 single family homes were sold, as compared with 163 sold in June last year (up 0.61%); new median price $547,000 (down 5.03% from the same period last year when the median price was $576,000).
