Northern Colorado Single Family and Multi-Family Home Sales Statistics September 2007

For the month of September, 2007, here are the numbers for SINGLE FAMILY HOME and MULTI-FAMILY (Condo and Townhouse) sales:

In Fort Collins, Colorado during this period there were 161 single family homes sold (as compared with 182 during the same period last year), down 11.5% from the same period last year; new median price $232,000 (down 7.2% from the same period last year, when the median price was $250,000). Fourteen (14) new homes were sold (median price $214,001), as compared with seventeen (17) new homes sold (median price $288,414) in September last year, down 17.6% in number of homes sold, and down 25.8% in median price.

Also, in Fort Collins, Colorado 42 condos were sold (median price $154,536), as compared with 51 sold in September last year (median price $162,000), down 5.89% in the number of units, down 4.61% in median price. Only eight (8) new condos were sold (median price $173,900), as compared with sixteen (16) new condos (median price $179,900) sold in the same period last year, down 50% in number of units, and down 3.34% in median price.

In Fort Collins, Colorado in September, we had 6.14 sellers for every buyer of homes on the market priced under $250,000; 9.68 sellers for every buyer of homes priced from $250,000 to $350,000; 8.35 sellers for every buyer of homes priced from $350,000 to $450,000; 23.43 sellers for every buyer of homes priced from $450,000 to $600,000; and 32.25 sellers for every buyer of homes priced from $600,000 to $1,000,000. Only two homes priced above $1,000,000 were sold, although 47 were available. [Only 11.42% of all available listings were sold. The ones that sold were on the market for an average of 3 to 4 months.]

In Windsor, Colorado during this period, 34 single family homes were sold, median price $339,900, as compared with 43 single family homes sold in September of last year, median price $267,900 (down 20.9% in number of homes sold, but up 26.88% in median price). Eleven (11) new homes were sold, median price $367,526, as compared with 18 new homes sold in September of last year, median price $360,000 (down 38.89% in number of homes sold, but up 2.09% in median price).

In Windsor, Colorado in September, we had 13.33 sellers for every buyer of homes priced under $200,000; 15 sellers for every buyer of homes priced from $200,000 to $225,000; 10.33 sellers for every buyer of homes priced from $225,000 to $250,000; 25.5 sellers for every buyer of homes priced from $250,000 to $300,000; 6.6 sellers for every buyer of homes priced from $300,000 to $350,000; 9.1 sellers for every buyer of homes priced from $350,000 to $450,000; 21 sellers for every buyer of homes priced from $450,000 to $600,000; and 130 sellers for every buyer of homes priced from $600,000 to $1,000,000. No homes were sold for more than $662,500, although 102 were available. [Only 5.95% of all available listings were sold. The ones that sold were on the market for an average of 4 to 7 months, depending on price range.]

In Johnstown, Colorado during this period, eleven (11) single family homes were sold, median price $199,900 (as compared with 11 sold during the same period last year, median price $199,500); same number of homes sold, but up 0.2% in median price. Two (2) new homes were sold (median price $235,000), as compared with four (4) new homes sold (median price $274,387) in September last year, down 50% in number of new homes sold, and down 14.35% in median price.

Also, in Johnstown, Colorado no condos were sold in September this year, same as September last year.

In Johnstown, Colorado in September, we had 12.2 sellers for every buyer of homes priced under $250,000; and 27 sellers for every buyer of homes priced from $250,000 to $300,000. No homes sold for more than $299,900, although 31 were available. [Only 5.95% of all available listings were sold. The ones that sold were on the market for an average of almost 4 months.]

In Berthoud, Colorado ten (10) single family homes were sold, median price $256,000, as compared with eleven (11) single family homes sold in September of last year, median price $272,000 (down 10% in number of homes sold and down 5.88% in median price). Two (2) new homes were sold (median price $234,000), as compared with two (2) new homes (median price $256,630) sold in September of last year (same number of new homes sold, but down 8.82% in median price).

In Loveland, Colorado 95 single family homes were sold, as compared with 106 sold in September of last year; new median price $216,480 (down 10.38% in number of homes sold, and down 3.79% in price from the same period last year, when the median price was $225,000). Fourteen (14) new homes were sold (median price $273,654), as compared with 21 sold in September last year (median price $262,000), down 33.33% in number of new homes sold, but up 4.45% in median price.

Also in Loveland, Colorado ten (10) condos were sold, as compared with 17 sold in September last year (down 41.18%); new median price $144,850 (as compared with last year, when the median price was $155,742), down 6.99%.

In Loveland, Colorado in September, we had 9.28 sellers for every buyer of homes priced under $250,000; 11.34 sellers for every buyer of homes priced between $250,000 and $350,000; 12.18 sellers for every buyer of homes priced between $350,000 and $450,000; 25 sellers for every buyer of homes priced between $450,000 and $600,000. No homes were sold for more than $587,500, although 118 were available. [Only 8.42% of all available listings were sold, and the ones that sold were on the market for an average of 4 to 6 months, depending on price range.]

In Greeley, Colorado 88 single family homes were sold, as compared with 102 sold in September last year, down 13.73%; new median price $155,000 (down 6.06% from last year, when the median price was $165,000). Only six (6) new homes were sold, median price $205,750 (as compared with nineteen (19) new homes sold last September, median price $220,835); down 68.42% in number of units, and down 6.83% in median price.

In Boulder, Colorado 94 single family homes were sold, as compared with 90 sold in September last year (up 4.44%); new median price $572,090 (up 4.02% from the same period last year when the median price was $550,000).
